Unfortunately, this is number one on the most common list. Homeowners will have to deal with a leaky roof at least once in their lifetime. It is common because of the elements your roof is always being exposed to. The heat and the rain can cause tiles to slip or shingles to shift. If this happens then rainwater can ease into your home through the cracks. If water gets into your loft space then it can cause extensive and expensive damage to your property. This can leak down through the ceilings and walls causing issues such as mold and dampness. 

Windows 

If you buy a new home and the windows are looking a bit worse for wear then it may be beneficial to replace them. Unfortunately, if you leave windows in a sorry state then lots of things can go wrong with them. They can become jammed and sticky which means you won’t have a means of escape if the worst was to happen in your home. It can also be a hazard if you have small children who like to climb and be nosey. Guttering Coming Away

The guttering on the side of your house isn’t just there to complete the aesthetic of your home. The reason the guttering guides the rain away is that homes aren’t built to handle a lot of water buildup. If there are holes in your gutter system or there is a build-up of debris then water will collect and travel into your home. 

Boiler Breakdown

Finally, this one you will find is most common in winter. With your boiler going unused during the warmer summer months it can be a bit of a shock to the pipes and the system when you turn it on again. To avoid this you should have your boiler regularly maintained and serviced at some point in the autumn. If you have it serviced then make sure it is completed by a registered engineer who knows what they are doing. It may also help you to have some sort of insurance in place in case your boiler completely breaks down. A new boiler can be an expensive investment, however, your insurance should help you pay for it if you have the right plan in place.
